On March 18th, the first step in a new city park will take shape in the demolition of the Pedro Luggage Building on 10th St & Robert St.
The Pedro (Pea-dro) family generously donated their building and land to the City of St Paul in order to help get the park build. The park was going to be named Fitzgerald Park (also the name of the neighborhood), but will now be called Pedro Park. Hopefully once the park is complete, the whole neighborhood will adopt this name as well.
The party begins at 1:15pm, and all the cool kids will be there. Will you?

Living and working in downtown since 2003, I’ve seen the police use just about every possible mode of transportation. I’ve seen them on bikes, on foot, on Segways, on motorized charriot looking things, on motorcycles (including retired Chief Finney’s custom Indian police/personal bike) and of course a multitude of cars – both marked and unmarked. But by far, my favorite to see is by horseback. About the only mode I haven’t seen the police use is a train. I guess that will change once LRT hits downtown
It wasn’t that long ago that the SPPD mounted division was cut back severely due to budget cuts, but I think the RNC brought them back, and they’ve been with us ever since.
Today was a pack of three patrol officers on horse. I just happened to be walking by when they were writing a ticket for expired tabs. I was pretty impressed they write tickets from up there!

Well, I was right about the time frame! Black Sheep Pizza in St Paul is having their grand opening March 7th. Bring your wallets and an appetite for pizza
I found my way inside to chat with Jordan, the man behind the pie. He seems pretty happy about the location with or without the Penfield project. I think Black Sheep will really cement the Rossmor as a destination building. You have Keys Cafe, Sawatdee’s, CAMP, and now the pie shop. There’s still one more awesome commercial space available if you want to get in on the action
A little info on Black Sheep Pizza: They cook in a coal-fired oven, with temperatures reaching 1,400° to 1,500°. Now the actual cooking temp is closer to 800° to 900° at the deck. Still, it makes for some quick cooking of pizzas – time in the oven are about 4 to 6 minutes depending on the style of pizza. If you are thinking this sounds a bit like Punch, I won’t blame you. But Punch actually cooks at a hotter temp and uses less toppings that what Black Sheep will be doing. Think New York style vs Neapolitan.

OK, there’s a smoking deal right now, but as required – I can’t openly tell you about this great value.
I’d put this unit more in the “great investment” category than to actually live in, but I’m not going to dissuade someone wanting to buy it as an owner-occupied home.
What makes this one particularly attractive to investment buyers is that it cash flows (that’s tricky with condos)
With 20% down and an investment interest rate around 6% the PITI + assn dues comes to around $1,100. Rent on this two bedroom, two bathroom, two garage stall condo would come in around $1,300+/- a month*.

Gallery Tower Condos is almost ready to flip the switch on their new elevator. They’ll then take dthe remaining original elevator out of service, and before you can say “Taking the stairs is hard work”, the elevators will be fully modernized – hopefully not needing to be touched for another 30+ years.
I’m excited to see how the inside the car was done, as I know they remodeled those too.
Gallery joins City Walk Condominiums and the Pointe of St Paul with modernized elevators. I’ve talked about the reasons why all of these buildings are going through modernizations before, but the short story is the State of Minnesota told them to.

The Condo Scoop 2010 Annual Report
If anyone ever tells you that developing property is easy or boring, they are lying!
I won’t open old wounds on the subject of the Bridges development, but it’s safe to say that Jerry Trooien bet the farm on the project, and it cost him dearly. Trooien entered into Chapter 11 Bankruptcy protection last year hoping to reorganize his debts. The trustee handling the case wants it switched to Chapter 7 – liquidation. If GE Capitol (his largest lender) get their way, the whole thing will be dismissed, leaving Trooien with an amazing amount of debt.
I can’t say I agreed with the Bridges Project, but it’s sad to see a St Paul booster going down in flames.
